The Delhi Development Authority (DDA) has made an important announcement about the registration process for 5,500 brand-new flats under its Phase IV housing scheme. According to a recent report in The Times of India, the registration will begin at midnight on June 30, 2023.
These freehold, new flats are located in different areas of Delhi, such as Jasola, Dwarka, Lok Nayak Puram, Rohini, Siraspur, and Narela. In Narela, there are even 149 middle-income group (MIG) flats, along with low-income group (LIG) and economic weaker section (EWS) flats.
To apply for these flats, interested buyers will have to pay a registration fee of Rs 1,000. This fee will be the same no matter what type of flat they want, and it won’t be refundable.
After registering, there will be a period of 4-5 days where people can visit the flats and see what they look like. This will help them decide which one they want based on things like the size, location, and view. The DDA will even create a website to make it easier for everyone to see all the options and choose their dream flat online.
To assist people during their visits, the DDA will have some junior engineers available at the flats. They will guide people and show them around. The DDA will also release a circular with all the information about how to book a flat. It’s like a special instruction manual just for this purpose!
Once someone has chosen a flat they like, they can reserve it by paying a booking amount, depending on the type of flat. For example, if you want an EWS flat, the booking amount will be Rs 50,000. But for LIG, MIG, and HIG flats, the amounts will be Rs 1 lakh, Rs 4 lakh, and Rs 10 lakh respectively.
Excitingly, after paying the booking amount, the DDA will provide a demand letter to the buyer. This letter means the buyer has officially reserved the flat. They will then have 60 days to pay the full cost of the flat without any extra charges. But if they need a bit more time, they can have an additional 30 days with a little bit of interest (11 percent).
Let’s not forget about the prices! The cost of these flats is similar to last year, ranging from Rs 13 lakh for EWS flats to Rs 2.46 crore for HIG flats. The DDA has made sure that the flats reserved for the EWS category have great discounts, so they are more affordable for those who need it the most.
To qualify for an EWS flat, a person needs to provide an income certificate stating that their family earns less than Rs 10 lakh per year. This way, the DDA can help those who need it the most to have a comfortable home.
