The boundaries of Delhi-NCR are set for a drastic change. Big changes are on the horizon for Noida and Greater Noida as the development authorities get ahead with ambitious expansion plans.
During their 210th board meeting on 13 August 2023, Noida Authority approved the draft master plan 2041 for the Dadri Noida Ghaziabad Investment Region (DNGIR), a massive project covering 21,000 hectares of land in Gautam Budh Nagar and Bulandshahr.
Earlier on 12 August 2023, the Greater Noida Authority conditionally approved the master plan of the Greater Noida Phase 2, proposed to be developed on 40 thousand hectares.
“New Noida” Development Plans
Under the leadership of the Yogi Adityanath-led administration in Uttar Pradesh, the Noida Authority is building “New Noida.” This new city will be an extension of Noida, in the Gautam Buddha Nagar district.
“New Noida” will be built on land from 85 villages in Greater Noida and Bulandshahar, totaling 21,102 hectares. They’ve designated areas for homes (13%), parks and green spaces (18%), businesses (4.5%), and industries (41%). It’s a big transformation!
With formal approval of the draft master plan-2041 for DNGIR, “New Noida” is set to become an industrial hub, different from Noida’s existing city. The Noida Authority’s plans promise a significant change in the region’s real estate and economy.
The Noida Authority has set aside Rs. 1,000 crore for land acquisition and development this year. They’re aiming to create a city with nearly 600,000 residents. The plan includes a logistics hub, information centers, townships, and skill development facilities.
To start this ambitious project, the authority plans to buy land from 60 villages in Bulandshahr and 20 villages in Gautam Budh Nagar. It will start acquiring land as soon as it receive the government funds.
Greater Noida – Phase 2 in the Making
In Greater Noida, the authority is already in the process of expanding the city with its Phase 2.
The Greater Noida Industrial Development Authority (GNIDA), in its 131st board meeting on 12 August 2023, approved Master Plan 2041 for the planned city. As part of the plans, it would acquire around 40,000 hectares of land from farmers to develop Greater Noida Phase-2 over the next 18 years.
Master Plan 2041 for Greater Noida Phase-2, spanning 40,000 hectares, is set to bring transformative changes. The area is expected to accommodate around 4 million residents, reaching the borders of Hapur and Bulandshahr.
The master plan was initially conceived in 2007 but had remained on the backburner. Now, with its imminent implementation, it promises to bring structure and order to the region’s growth, curbing unplanned developments.
Greater Noida’s initial phase spans across 31,733 hectares, but when both phases are complete, Greater Noida’s expanse will stretch to approximately 71,000 hectares. Authority officials have emphasized a greater focus on industries in Greater Noida Phase-2. The development plans include designated areas for residential use, accommodating rural populations, fostering mixed land use, promoting green spaces, and improving transportation infrastructure.
